Live Insights2026
Turning community data into renter power. This real-time dashboard visualizes market trends and pricing, giving our members the hard evidence they need to negotiate fairly and understand the shifting landscape of Toronto housing. [OPEN →]
Live Filter2026
Ditching the doom-scroll. We transformed our massive data pool into a lightning-fast search experience, allowing users to bypass the noise and find exactly what they need in a high-velocity rental market. [OPEN →]
Annual Community Survey2026
The pulse of 140k+ voices. Our yearly deep-dive ensures the group’s evolution is guided by the people using it. The 2025 survey focused on the "shadow market" of shared rentals, directly informing our 2026 advocacy goals.
goConfirm Identity & Fraud Prevention2024
A bold experiment in digital safety. While the partnership ended in 2025 due to goConfirm's app closing, integrating them into THZ rules set a new community standard for safety through verified ID protocols that successfully eliminated rental scams and built a foundation of radical trust within the group.
Resource Library2023
Initiated by our Roommate Agreement template and sublet rental guide, this is an ever-expanding resource for rental wayfinding. We developed these free knowledge-based tools to provide a safety net for the thousands of "paying guest" situations and shared-kitchen renters who are often excluded from traditional RTA-based online resources. [OPEN →]
The Chronicle2023
The blueprint for modern search. What started as a manual, embedded Google Sheet became the proof-of-concept for the Live Filter, proving that our community was hungry for better ways to navigate housing data. Similar to today, every post approved to THZ is manually logged in the dataset.
THZ Reports2023
Our first foray into data transparency. These manual reports were the precursor to our Live Insights dashboard, proving that even a "team of one" could find meaningful patterns in the chaos of the rental market. We'll be exploring new (more time-efficient) ways to create snapshots of the market over time in 2026. [OPEN →]
THZ Rent Cap2022
Drawing a line in the sand when we started seeing $3,000+ one-bedrooms come through THZ daily, we implemented strict caps to ensure our community remained accessible and to protest unchecked hikes during the city's housing crisis. [OPEN →]
THZ HouseMeeting2022
Where roommate matching and networking met comedy. This high-energy event, MC’d by Daniel Woodrow and sponsored by Duuo Insurance, turned the stress of finding roommates into a social celebration. Currently on hiatus, we'll be engaging sponsors to bring this back by 2027. [OPEN →]
Term Finder2021
In 2021, we developed a flow chart to help THZ members use the right rental terms in their posts to make them compliant with Ontario rental laws. Today it's an interactive quick-check tool, made accessible to people outside of the group as a navigator of rental term meanings and the rights tied to them. [OPEN →]
Toronto Home Zone (Foundation)2015
The origin of a movement. Originally born within the former Bunz ecosystem, THZ evolved into an independent powerhouse under Deneille’s leadership. It shifted from a listing group where toxicity was often encouraged, to an internationally recommended rights-focused community that prioritizes education, dignity, and scam-free housing. [OPEN →]
07 Sustainability & Future State

TOHS has always been a labour of love. Because our members' trust is the lifeblood of this space, we’ve rarely taken on outside partners. Those we have partnered with provided direct benefit to our community.

We'll never take on relationships that look to exploit the current divide between landlords and tenants. Daily costs are covered out-of-pocket because we believe the rental market needs a space that isn't driven by profit.

Over the past two years, we've struggled to maintain this model without personal sacrifice. We’re currently testing social-enterprise ideas that rely solely on our team's expertise to help us pay the bills while keeping our values intact.

We invite those interested in learning more about our sustainaibility explorations to reach out, or offer their skills to support the mission.
