Toronto Home Zone: RULES & CODE OF CONDUCT

THZ is a grassroots, volunteer-run initiative with over 140k members, operated by a small team in their personal time.

It’s made possible by every member committing to these rules. You must read through the following sections to receive the passphrase for entry.

00 // The “First 48” Probation

As of March 2026 we are implementing a probationary period due to an increase in use of AI to join the group and resulting increased workload for our volunteer team.

Breaking any of these rules in your first 48 hours of acceptance to the group will result in a removal without notice.

01 // Meaningful Contribution

1.1 Standards: All posts must follow the requirements at THZ Posting Rules and Format ↗. Do not copy other posts. No external listing links allowed. All approved posts get logged for scam prevention and tool building. Proof of ownership may be requested on select submissions.

1.2 Authenticity: Engagement must be authentic. No nicknames or anonymous posting.

1.3 Focus: Keep comments directly related to a poster’s search.

1.4 Conduct: No bigotry, harassment, or house-shaming. Civil discussions on pricing are allowed, shaming is not.

1.5 Security: Report suspicious activity with screenshots via the THZ Admin Facebook Page ↗.

02 // Dignified Housing

2.1 Housing is a Right: We follow the Ontario Human Rights Code and the RTA. No housing discrimination. No "professionals-only" or "student-only" posts.

2.2 Transparency: No bidding, “best-offers,” or illegal/hidden costs. Vague or confusing posts will be declined.

2.3 Rental Quality: Rent Pricing Caps ↗ are non-negotiable. Unsafe living conditions result in immediate removal.

2.4 Discretion: Repeat behaviour of any of the above in submissions results in removal. We reserve the right to decline any post that goes against our values and mission.

03 // Boundary Setting

3.1 No unsolicited DMs: Messaging members for unrelated matters results in a permanent ban.

3.2 Non-Commercial: Rentals may only be posted by renters and owners/landlords. Real estate agents, leasing companies, or property managers may only contact members if a post explicitly requests professional assistance. No business promotion. Breaking this rule results in a ban.

3.3 Respect Volunteer Effort: We review thousands of posts and requests in our limited personal time. Contacting us asking when your post will be approved results in removal. Hostility or time-wasting behaviour towards moderators and admins results in a ban.

FAQ

  • Toronto Home Zone (THZ) is a grassroots community initiative powered by the Toronto Housing Society (TOHS).

    Led by Deneille Macas and co-owned by Macas and Cody Heimpel, the project is dedicated to community-driven housing options. In 2026, the team expanded to include Antoni, who serves as a THZ Community Moderator and a contributor to Deneille’s data projects within TOHS.

  • We are for encouraging affordability and dignified housing. In summary, we allow rentals that are:

    • for 28 days or more in a private room or entire unit

    • only located in Toronto (ie. City of Toronto, Etobicoke, North York, York, Scarborough, East York)

    • within our rental caps

    We encourage all members to join our friends, Ontario Tenant Rights on Facebook, when seeking rental law advice.

  • All posts to Toronto Home Zone go through a review process of:

    1. Checking user profile and history in the group for fishy behaviour;

    2. Ensuring post adheres to the posting format, transparency rules, Ontario rental laws (RTA) and the Ontario human rights code;

    3. Checking photos to ensure safe, dignified conditions, including a randomly selected photo to search with Google Lens.

    Because of this, reviews may take about 48 hours - more when we are right on volunteer capacity. We provide feedback on declined posts when possible, but as of October 2025 Facebook has made this incredibly difficult, so make sure to review the format link above thoroughly before posting.
