PURPOSE & METHODOLOGY.

Purpose: To enable dignified, affordable housing by providing a baseline of truth in a speculative market. By documenting peer-to-peer listings ignored by institutional reports—roommates, lease takeovers, and private units—we empower renters to negotiate with confidence and landlords to price with fairness.

Source: Verified data from Toronto Home Zone (THZ), a community of 140,000+ members. We capture the "hidden" market the MLS misses.

  • Every data point originates from a human-approved listing within the THZ group. We have manually logged every approved listing since May 2024. All approved posts follow the THZ imposed posting rules, laws, and fairness measures including a rental pricing cap.

  • 01 // MARKET AVERAGES

    Snapshot averages utilize a 120-day (~4 month) rolling lookback. This period is long enough to normalize price outliers but short enough to reflect current seasonal market shifts in Toronto.

    02 // YOY TREND LOGIC

    Trend indicators compare the current 120-day average against the exact same period from the previous calendar year. This accounts for annual cyclical trends, such as the September Surge, providing a more accurate health check than month-over-month fluctuations.

    03 // RANGE CALCULATION

    Min and Max values represent the 10th and 90th percentiles of current listings. This filters out extreme outliers (such as luxury penthouses or family-subsidized basements) to show the "real world" price bracket a renter can expect to encounter.

    04 // NEIGHBOURHOOD MATCHING

    Match rates are calculated by comparing your budget against the local median for the selected unit type. A "STRETCH" result indicates the average neighborhood price is within 10% of your maximum stated budget.

    05 // PROTECTION PERCENTAGES

    Posters are required to state rent control status and lease type in all rentals based on our posting format rules. Percentage is of the total number of units in the 120 day period under each type of protection.

  • To maintain a reliable tool for long-term housing, we exclude specific posts that would skew results. While we collect data on these posts, they are excluded from this dashboard: sublets and short-term off-lease roommate situations are removed to focus on stable housing; posts from people in search of homes or team-ups.
