01 / HOW IT WORKS

The tool checks RentSafeTO evaluations, active building permits, short-term rental registrations, multi-tenant house licences, public LTB orders, and nearby development applications.
Review address-matched records in plain language, with links to each public source. There is no score, verdict, or personal assessment.

Every data point comes from a public city or tribunal source — nothing is scraped from private listings or third-party credit data.
An address match means a related public record was found; it does not establish fault, current condition, legality, safety, or whether you should rent a home.
Like every TOHS tool, this is free to use and doesn't require a THZ membership.
03 / METHODOLOGY
Six public datasets are normalized into one address-based lookup and refreshed daily.
Five City of Toronto datasets are searched: RentSafeTO Apartment Building Evaluation, Active Building Permits, Short-Term Rentals Registration, Multi-Tenant House Licences, and Development Applications. The sixth is Ontario's Landlord and Tenant Board Order Catalogue.
The open-source TOHS address-check data pipeline fetches the six government datasets each day. Because those sources format addresses differently, it removes inconsistent location formatting, separates street numbers and names, and groups matching records into address-keyed files. The public tool reads those normalized files instead of querying six government systems during each search.
This is an address lookup for Toronto rentals, not a check on a landlord, tenant, owner, or other person. It uses public records only, strips personal names from LTB data before publication, and does not use credit, criminal, financial, listing-platform, or private screening data. OpenStreetMap geocoding is used only to calculate the 400-metre development radius; it is not an additional records dataset.
Public records can be delayed, incomplete, closed, or formatted differently enough to prevent a match. LTB catalogue coverage is being published in phases, and a missing result does not prove that no earlier record exists. Address matches also do not establish fault, current building condition, legality, safety, or whether you should rent a home. Always open the linked source and verify important details directly.
